
Moon Active eyes $15 million deal for 25,000 square meters in Beyond Tower
Gaming company moves forward with a major lease despite a challenging office market.
A huge deal is approaching while the office market is slowing down. Calcalist has learned that gaming giant Moon Active is in negotiations to lease approximately 25,000 square meters of offices in the Beyond Tower in Givatayim, owned by developers Tidhar Group, Union Group and Heimanuta.
Beyond is a mega project on the Tel Aviv-Givatayim-Ramat Gan border, and the office tower in it is divided into several parts, each of which is planned with a separate entrance lobby and elevators. Since the lower parts of the tower have already been leased, Beyond is negotiating the upper part of the tower, for the lease of approximately 14 floors. According to estimates, the rent will be approximately NIS 140 per square meter at the envelope level, so that the annual rent is estimated at approximately NIS 54 million ($14.8M).
The Beyond project is in advanced construction and is expected to be occupied during 2026. It will cover an area of 300,000 square meters and will include two towers – one for rental housing with approximately 500 Micro Living units for rent, 60 stories high, and the other, an office tower with approximately 130,000 square meters of rental offices, 81 stories high. The two towers will include, in addition to office space, entertainment and commercial complexes, medical clinics, and a sports center. A bicycle parking lot will also be built on site, a conference center will be established, and green roofs will be integrated into the project for use by employees and residents. In terms of accessibility, the project is located near the Ayalon Highway, approximately 250 meters from the Savidor Center train station, and dozens of meters from the future light rail station and a large bus terminal.
In November 2022, the first significant deal in the tower was reported when Meitar Law Firm, the largest law firm in Israel (over 450 attorneys), signed an agreement to lease 30,000 square meters of offices for a period of 25 years. Later, in 2023, it was reported that the Lipa Meir Law Firm is also expected to move to Beyond and signed a lease agreement for office space totaling 7,000 square meters.
Moon Active is considered one of the largest gaming companies in Israel. The company's main game is Coin Master, which generates revenue of about $1.5-2 billion per year for the company. The company has a large development center in Kiev, offices in Romania, Belarus, and Lithuania, and employs about 2,500 people. Moon Active currently rents about 26,000 square meters in the Vitania Tower in Tel Aviv, so the negotiations it is conducting are for a similar area, but despite this, it raises quite a few questions in the industry, since even today the company has unoccupied floors and it renewed its lease agreement until 2030, so there is a gap between the date when the Beyond Tower is occupied and the date when it will be required to leave its current offices. It was recently reported that the company has begun a process of layoffs worldwide, including dozens of employees in Israel.
No response was received from Moon Active nor the Beyond Project.
